Buying a Lake Tahoe Home in 2021

The real estate market at Lake Tahoe continues to show record-breaking sales activity and has become highly competitive. Now, more than ever, it is important to work with an agent who is skilled in negotiating acceptance on offers.

In the Lake Tahoe and Truckee market, there are currently more buyers than there are available homes for sale.

The Tahoe Truckee real estate market has received national exposure because of the large volume of sales that occurred just since May of 2020. Forbes published a recent article titled: Tahoe’s Surging Luxury Market Blows Past $2 Billion in Sales Volume.

In the Wall Street Journal the headline says: Lake Tahoe, Vail Aren’t Just For Vacation Anymore as Homebound Families Move In. This shows how the pandemic has driven this recent boom, as people are working from home and are pursuing a better quality of life. Similarly, a Bloomberg headline states: Lake Tahoe Booms as Techies Work From Home.

With 75% of our feeder market coming from the Bay Area, many people are choosing Lake Tahoe as their primary residence and commuting to the city. This has led to an absorption of inventory at record speed, and has reduced the number of available homes for sale. We are entering 2021, with just 252 listings, a number that represents about 5 weeks of supply.

Multiple offers are becoming the norm and homes are selling at 98% of asking price. Even lots that have been on the market for years are suddenly selling. We are seeing some of this buyer activity spilling over into the areas north of Truckee, on Hwy 89 including Plumas and Sierra County. Lots at Serene Lakes too, in the Donner Summit, are selling as fast as they come on the market.

This means that it more important than ever to work with a real estate agent who knows of properties coming onto the market, before the bidding wars begin. In the negotiation process, a good buyer’s agent will also package and sell your offer in a way that ensures the seller chooses you.
